Our reservation policy is designed to make your stay with us a great one. Bay Breeze is our vacation home and we hope you'll feel at home there too.
Arrival and Departure
So that we can insure that everything is ship-shape, your reservation begins at 4:00pm on the arrival date and ends at 10:00am on the departure date.
Reservation Guarantee and Payment
Reservations will not be guaranteed until a completed rental agreement and deposit have been received. Unguaranteed reservations will be held for no more than ten (10) days. To download the rental agreement, click here. (Note: If you are requested to enter a username and password, click the Cancel button to proceed.) The rental agreement must be accompanied by a deposit of 50% of the total charge plus a $500.00 security deposit. The remainder of the payment for your stay must be received no later than fourteen (14) days prior to arrival.

Security Deposits
Following your departure, the premises at Bay Breeze will be inspected and cleaned. If everything is found in the same condition as when you arrived, the entire amount of the security deposit will be refunded. Should there be a need for extraordinary cleaning, or should any damage be found, the cost to clean and/or repair the property will be deducted from your security deposit. If those costs exceed the amount of the security deposit, the signer of the rental agreement will be held liable and the balance will be billed.
Pets
Well-behaved pets are permitted and must be kept under complete control at all times. When outdoors on the Bay Breeze premises or anywhere in the community, pets must be on leash. There is an additional, non-refundable charge of $100.00 per pet per week (or part thereof) and the signer of the rental agreement will be responsible for paying the cost of repair or replacement in the case of any damage and/or extra cleaning.
Children
We welcome children at Bay Breeze. For their safety, we require that an adult accompany children under the age of 18 years at all times. We will not accept reservations from individuals under the age of 21 years.
Occupancy
Bay Breeze accommodates up to eight (8) people. No more than eight (8) people may occupy the premises.
Cancellation
We have attempted to make the Bay Breeze cancellation policy an equitable one.
- If we are notified of your cancellation more than 30 days prior to your scheduled arrival date, all monies paid, less a $50.00 cancellation fee, will be refunded.
- If notification is less than thirty days, we will make every attempt to re-rent the property but, if we do not, you will be refunded only your security deposit minus the $50.00 cancellation fee. If it is rented, the $50.00 cancellation fee will still apply and will be deducted from your refund.
- If it is necessary for us to cancel your reservation due to lack of timely payment, no refund will be made.
- If you are a "no show", only your security deposit will be refunded.
- All refunds will be made by check.
Maintenance
Renters shall maintain the property in a clean and sanitary manner at all times. All trash/garbage must be placed in plastic garbage bags and then in the outdoor containers before departure. All kitchen items must be clean and returned to their original places prior to departure. Used bedding, towels, etc. must be placed in the area indicated for cleaning.
Liability
Renters agree to assume all liability for all damages to people or property caused by the renter(s), renter's family and renter's guests on any part of the property or within the community and to hold the property owners harmless. Damages may include, but are not limited to any costs and reasonable attorney fees incurred in the owner's defense at trial and on appeal of any suit or action against the owners of Bay Breeze.
Personal Property
Renters acknowledge that the owners of Bay Breeze are not responsible for the loss or disappearance of any personal property. The cost of insuring any and all of the renter's personal property will be borne by the renter.
Keys
Upon departure, renters must return the exact number of keys that were issued. Failure to do so will result in a charge of ten (10) dollars per key. Should it be deemed necessary by the owners to change the locks on the property, a charge of fifty (50) dollars will be imposed.
